[MassHistPres] Clarity for Historic preservation restriction, CPA funds. Historic Church

Hello friends.
  Seeking clarity regarding preservation restrictions.  In West Harwich we have a very important historic church and in 2022 when the town sought an   rfp for the building to be housing , we sere lucky enough to have put in a town vote requiring a historical preservation  restriction on ihe church. Almost  immediately the developer wanted to demolish but it was saved. Now a new purchaser steps up, seeks CPC  funds for the outside, with the inside a private llc. Their proposal is to put  a historic preservation restriction riding with the deed. Is that sufficient enough? I’m unclear that the llc is inside and the outside is separate , but that might be common practice. I just know;  "better safe than sorry". I believe the final result will be that  the purchaser will eventually sell the building.
